Roof Inspection Cost

By Muhammad Awais. Prices reviewed October 2026.

Nationally, roof inspection cost sits at $87.50 to $500 for a typical house, with $250 as the typical figure, the mean of the two averages that HomeGuide and Forbes Home publish. The method changes the price more than the roof size does. A roofer walking the surface charges the least, a drone flight costs a little more, and an infrared moisture scan sits at the top. A written certification for a sale or an insurer adds $75 to $200.

InspectionLowTypicalHigh
Roof inspection, typical job$87.50$250$500
Physical (walk on) inspection$75$140$200
Drone inspection$125$275$425
Infrared moisture scan$400$500$600
Certification letter, added$75$140$200

For large or complex roofs, Fixr puts the inspection range at $120 to $800 with a $426 average, above the headline range on this page.

What an inspector checks

A full inspection covers four areas, and a report should note each one with photos:

  • Roof covering. Missing, curled, cracked or bruised shingles, granule loss, exposed nails and soft spots underfoot.
  • Flashing and penetrations. Metal around chimneys, skylights, walls and valleys, and the rubber boots around plumbing vents.
  • Drainage. Gutters, downspouts and the drip edge, plus any sign that water sits on the roof or runs behind the gutters.
  • Attic and decking. Daylight through the boards, stains on the underside of the deck, damp insulation and the condition of ventilation.

The roof damage guide shows how many of these signs an owner can spot from the ground or the attic before booking a visit.

An infrared scan costs the most, $400 to $600, and suits flat roofs and hidden leaks.

Physical, drone or infrared

A walk on inspection lets the inspector press on suspect areas, lift shingle tabs and look closely at every seal, which makes it the most thorough look at the surface. It costs $75 to $200. Drones cost $125 to $425 and suit steep, fragile or very tall roofs, where walking would be unsafe or would crack tile and slate. They give excellent photos of the whole surface but cannot feel a soft deck. Infrared scans, at $400 to $600, read temperature differences to find trapped moisture under the covering, which is most useful on flat roofs and after a leak whose source is hard to trace.

How pitch decides the method

Steeper roofs have more surface over the same house and are harder to stand on. A rise and run measurement entered in the roof pitch calculator gives the slope, and the table shows how the surface grows on a house with an 1,800 square foot footprint.

PitchSlope multiplierRoof surface, sq ftUsual way to inspect
4 in 121.0541,897Walk on
6 in 121.1182,012Walk on
8 in 121.2022,163Walk on with fall protection
10 in 121.3022,343Drone or ladder edge view
12 in 121.4142,546Drone or ladder edge view

At 4 in 12 the roof surface is 1,897 square feet; at 12 in 12 it reaches 2,546. A larger, steeper surface takes longer to cover, which is one reason the published ranges stretch toward their high ends on two story houses and steep designs.

A leak caught early costs $800 typical; after water damage the typical bill reaches $1,950.

When an inspection pays for itself

An inspection is cheap next to the damage a slow leak causes. A leak repaired early runs $355 to $1,525, while the same leak after water reaches the deck and the ceiling runs $900 to $3,000. The common moments to book one:

  • Before buying a house, since a general home inspector often views the roof only from the ground or a ladder.
  • After hail, high wind or a fallen limb, and before filing an insurance claim.
  • Every few years on an older roof, and each spring on roofs with moss, valleys or many penetrations.
  • Before listing a house, when a certification can answer buyer questions early.
  • When an insurer asks for proof of condition to renew or write a policy.

Free inspections and what they cost later

Many roofing contractors offer a free inspection in the hope of winning the repair or the replacement, and insurers often send an adjuster at no charge after a claim. Both have their place. A free contractor visit is a sales call, so a second opinion from an independent inspector protects an owner who is told the whole roof must go. Door to door offers of free inspections right after a storm deserve extra care, since some lead to inflated claims or deposits for work that never starts. A legitimate inspector gives a written report the owner keeps, names the problems with photos and leaves the choice of who repairs them to the owner. Asking for that report before agreeing to any repair is the simplest way to separate an honest offer from a sales pitch.

Doing a first check without an inspector

Binoculars from the yard and a flashlight in the attic catch the obvious problems: missing shingles, sagging lines, stains on the deck and light where none should be. Walking the roof is another matter. Wet or steep roofs, tile and slate, and any roof over one story belong to a professional with fall protection, and a broken tile or a fall costs far more than the inspection fee.

Items outside the inspection fee

  • Any repair the inspection finds, priced separately.
  • Moving insulation or opening ceilings to trace a hidden leak.
  • Chimney flue inspection by a chimney sweep.
  • Engineering reports for structural sagging.
  • Travel charges for rural houses outside the usual service area.
  • Repeat visits after repairs to update a certification.

Roof inspection quote checklist

  • The method: walk on, drone, infrared or a mix.
  • Attic and decking: part of the visit or left out.
  • The report format, with photos and a written condition rating.
  • A remaining life estimate for the covering.
  • Certification wording, if a buyer, lender or insurer needs one.
  • The inspector’s license, insurance and roofing experience.
  • Any repair business the inspector runs, and any credit toward its work.

Cost data note

Inspection rates average HomeGuide and Forbes Home figures, with Angi standing in for Forbes on the certification line, following the averaging steps on the methodology page. The headline Typical is the mean of the two stated averages; the method rows use midpoints. Fixr’s wider figures appear above as a cross check rather than in the averages. Every range is dated October 2026, and a fresh review follows within 3 months; a regional factor moves the typical inspection to about $313 in higher cost states and $213 in lower cost ones.

Frequently asked questions

How much does a roof inspection cost?

A typical roof inspection costs $87.50 to $500 nationally, with $250 as the typical figure. Steep, large or complex roofs land near the top of the range.

Is a drone roof inspection cheaper?

Not usually. Drone inspections run $125 to $425, slightly above a walk on inspection, but they are safer on steep or fragile roofs.

What does a roof certification cost?

A certification adds $75 to $200 to the inspection fee, so the typical total for both comes to about $390.

How often should a roof be inspected?

Every few years for most asphalt roofs, and after any major storm. Older roofs and roofs with moss, valleys or many penetrations benefit from a yearly check.

Does homeowners insurance pay for a roof inspection?

An insurer usually sends its own adjuster at no charge after a claim. A routine inspection chosen by the owner is normally an out of pocket cost.
