Roof Cleaning Cost

By Muhammad Awais. Prices reviewed October 2026.

Cleaning a roof costs $275 to $615 per visit for a typical house in the United States, with $450 the usual national figure for October 2026. Priced by area instead, the roof cleaning cost works out to $0.18 to $0.65 per square foot of roof surface. A moss prevention treatment adds $100 to $250, so cleaning plus treatment on the same visit runs about $625 typical. Soft washing with a low pressure cleaning solution is the standard method for asphalt shingles, since high pressure strips the protective granules.

2,000 sq ft of roof$360$820$1,300

3,000 sq ft of roof$540$1,230$1,950

Cleaning methods and what each one suits

  • Soft wash. A cleaning solution applied at low pressure kills algae, lichen and moss, then rinses off or weathers away over the following weeks. It is the method shingle makers generally accept for asphalt roofs.
  • Low pressure rinse. Used after treatment on tile, slate and wood, where some rinsing helps but strong pressure can crack or erode the surface.
  • Pressure washing. Suited to metal and some concrete tile roofs. On asphalt shingles it blasts away granules and shortens roof life.
  • Manual moss removal. Thick moss mats get loosened with brushes or plastic scrapers before treatment, working downhill so shingle edges are not lifted.
  • Prevention treatment. A follow up product or zinc or copper strips near the ridge slow regrowth on shaded slopes.

Roof pitch and the area being cleaned

Cleaners measure the roof surface, not the footprint, and steeper roofs also take longer to work safely. The table below starts from a 1,600 square foot footprint and applies the per square foot cleaning range to the actual surface.

Roof Pitch Calculator: measuring the slope with the roof pitch calculator turns the house footprint into true roof area, the number an area based cleaning quote should start from.

What moves the price of a roof cleaning

  • Roof area and pitch. Over the same 1,600 square foot footprint, cleaning a gentle 4 in 12 roof costs about $691 typical, and a steep 12 in 12 roof about $928.
  • Growth level. Light algae streaks need one treatment. Thick moss needs manual removal first, which adds labor and sometimes a second visit.
  • Roofing material. Asphalt, tile, slate, wood and metal each need a different method and chemical strength, and fragile materials take longer.
  • Height and access. Two and three story homes need longer ladders or lifts, and steep slopes need harness anchors.
  • Add ons. Gutter cleaning, a prevention treatment and window rinsing are often bundled into the same visit at extra cost.
  • Region. State cost levels shift every quote, roughly 15 percent down in cheaper states and 25 percent up in costly ones. Damp, shaded regions also need cleaning more often.

Cleaning versus replacing a stained roof

Dark streaks on a north facing slope are usually algae, which is mostly cosmetic. Moss is different: its roots hold water against the shingles and lift their edges, which leads to leaks over time. Cleaning a roof that is otherwise sound costs a small fraction of a new roof and restores its look. Cleaning cannot fix curled, cracked or bald shingles, so a roof showing those signs is due for repair or replacement, and the money is better saved for that work.

Cleaning a roof without a contractor

A homeowner can rinse gutters, brush loose debris off a low slope from a ladder and apply a moss product from the edge of a single story roof. The chemicals used for soft washing are strong, and runoff can burn plants, stain siding and harm pets, so surrounding beds get wetted down and covered before treatment. Products sold for roofs come with dilution rates on the label, and those rates matter.

The main risk is the roof itself. Wet, slick moss and cleaning solution make shingles slippery, and falls from roofs cause serious injuries. A cleaning company brings fall protection, the right pumps and nozzles, and insurance. For a two story house or any steep roof, hiring out the work is the safer choice.

Mistakes that damage a roof during cleaning

  • High pressure on shingles. Pressure washing strips granules and can void the shingle warranty.
  • Scraping uphill. Pushing a scraper up the slope lifts shingle edges and breaks the seal strip.
  • Skipping plant protection. Untreated runoff kills foundation plantings and grass along the drip line.
  • Walking on wet moss. Moss acts like ice underfoot, and most cleaning falls start with a slip.

Roof cleaning quote checklist

Cleaning quotes vary in method as much as in price. A written quote should state the following.

  • The cleaning method and pressure used for this roof material
  • Cleaning solution, strength and how plants and siding are protected
  • Roof area cleaned, or a flat price with the house size stated
  • Manual moss removal included or charged separately
  • Prevention treatment or zinc strips, and when regrowth is expected
  • Gutter clearing and downspout flushing after the cleaning
  • Proof of liability insurance and the crew’s fall protection plan
  • Whether the shingle maker’s warranty allows the method used

When a professional is needed

Steep roofs, two story heights, fragile tile or slate and heavy moss are jobs for a roof cleaning company with insurance. If cleaning reveals soft decking, loose flashing or cracked shingles, a licensed roofer should inspect the roof before the next season of rain.

Cost data note

Each cleaning price blends two published national sources, combined as explained on the methodology page, except the moss treatment line, which rests on one. The figures date from October 2026 and get checked again on a 3 month cycle, so seasonal swings in demand are not reflected in them.

Frequently asked questions

How much does roof cleaning cost?

Roof cleaning costs $275 to $615 per visit, with $450 typical. By area, contractors charge $0.18 to $0.65 per square foot of roof surface.

Is pressure washing safe for asphalt shingles?

No. High pressure removes the granules that protect asphalt from sunlight and can void the warranty. Soft washing with a low pressure solution is the accepted method.

What causes black streaks on a roof?

Black streaks are usually algae that feeds on the limestone filler in shingles and grows best on shaded, damp slopes. The streaks are mostly cosmetic, unlike moss, which holds water against the roof.

How much does moss removal add to a roof cleaning?

A moss prevention treatment adds $100 to $250. Heavy moss that needs manual removal also raises the cleaning labor, so quotes for mossy roofs land toward the High column.

Does roof cleaning extend the life of a roof?

Removing moss helps, since moss holds moisture and lifts shingles. Cleaning algae streaks mainly improves appearance. Neither one restores shingles that are already curled, cracked or bald.
